The proposed development at 16 River Road, Cannington, is a contemporary multi-residential apartment project designed to respond to an irregular triangular site and the evolving urban character of the surrounding neighbourhood. The project aims to provide high-quality medium-density housing while maintaining strong architectural identity, efficient planning, and a positive contribution to the streetscape.
The development comprises a six-level residential building, including a ground floor dedicated to building services and parking, with five levels of residential apartments above. The design maximises the site potential by shaping the building footprint to follow the site boundaries and street alignment, resulting in a tapered form that efficiently utilises the available land while maintaining required setbacks and responding to overhead powerline constraints.
The ground floor accommodates essential building functions, including resident car parking, motorcycle and bicycle parking, a building lobby, transformer room, bin storage, cleaner’s room, and pump and tank facilities. Landscaped areas and deep soil zones are incorporated to enhance the streetscape and provide ground-level greenery. Internal communal space is also provided to support shared residential amenity.
Residential levels provide a mix of apartment typologies designed to cater to a diverse range of residents, including one-bedroom, two-bedroom, two-bedroom plus study, and three-bedroom units. Apartment layouts are organised around a central corridor, with lift and stair access centrally located to maximise circulation efficiency. Most apartments feature private balconies or courtyards to provide outdoor living space, natural light, and cross-ventilation.
Upper levels offer slightly larger apartment layouts and access to communal open spaces that encourage resident interaction and provide shared recreational opportunities. The top level incorporates additional communal open space while maintaining privacy for surrounding residences.
Architecturally, the building adopts a contemporary design language characterised by articulated volumes, strong vertical elements, extensive glazing, and contrasting materials. Dark-framed glazing, white-rendered volumes, timber feature panels, and vertical screening elements create visual depth and break down the building’s scale. Generous balconies provide both shading and outdoor amenity while contributing to the building’s overall façade composition.
Landscape elements, including deep soil planting zones, courtyard spaces, and street-edge planting, are integrated throughout the project to soften the building form and enhance environmental quality. These features improve microclimate conditions and provide visual greenery in the urban environment.
