Phase 3 of the Aivazovsky project is the flagship part of a large-scale urban development ensemble on the banks of the Tura River. The complex establishes a new high-rise landmark for the district and becomes Tyumen’s first skyscraper exceeding 120 meters in height.
The development includes three residential buildings of varying heights with integrated and attached public functions on the ground floors, as well as a two-level above- and below-ground parking structure located beneath the entire courtyard and the buildings. The courtyard is designed as a car-free environment, ensuring privacy, safety, and a direct visual and spatial connection to the embankment.
Variations in height create a dynamic skyline oriented toward the water. The architectural composition is based on the vertical development of volumes, unified by horizontal glass “wave” bands that run across the façades and visually link the buildings into a cohesive whole.
Architectural Concept
The concept is rooted in a “water” theme inspired by the work of Ivan Aivazovsky. The image of the sea is interpreted through the plasticity of the façades, the play of light on glass surfaces, and the rhythm of horizontal bands.
The architecture combines a reinterpretation of the Chicago School—structural honesty, vertical articulation, and the use of brick and glass—with contemporary technologies such as panoramic glazing and bionic forms.
Buildings 1 and 3 feature a contrast of textures: clinker tiles in natural tones, metal panels, and panoramic glazing used as accents.
Building 2 serves as the dominant high-rise, defined by a rounded, bionic glass form. Its main volume is wrapped in a grid of horizontal floor bands and vertical mullions that follow the building’s curvilinear geometry. Curtain wall glazing, spandrel glass, and metal inter-floor panels create a sense of lightness and fluidity, reinforcing the association with a water surface.
Phase 3 of Aivazovsky is an architectural statement about a city by the water: a synthesis of brick and glass, verticals and waves, engineering rationality and artistic expression. The complex shapes a new skyline for Tyumen and sets a new standard for waterfront residential development.
