A new house on a 7-acre site on the Delaware River was required to be completely above the 500-year flood level. Zoning disallowed any new construction on the ground level beyond the 30’x30’ footprint of the existing cottage, since removed.
The entire residence, supported by three 10-foot high cantilevered trusses, is lifted above the flood level and sits on a poured concrete base containing a garage for three cars and a two-story high entrance foyer. In the event of a flood, vents open to allow water to pass through these spaces.
The house above has panoramic views of the riverscape through full height windows from living areas, the master bedroom suite, and two decks. Spaces on the back of the house enjoy framed views into the surrounding woods.
