The project is developed on a triple-frontage lot totaling 26 meters along a quiet, tree-lined street. Rather than treating this condition as a merely formal attribute, the proposal understands it as an opportunity to establish a more complex and permeable relationship with the urban fabric, engaging the street through multiple orientations and expanding the possibilities of spatial articulation.

The building is conceived as a residential structure that prioritizes spatial quality over quantitative optimization. Its organization responds to a comprehensive design approach in which structure, envelope, and program operate in a coordinated manner, seeking coherence between constructive logic and spatial experience. The project is defined not by the accumulation of units, but by the calibration of relationships between interior and exterior, individual and collective, private retreat and shared space.

The program is composed of 22 housing units of varying configurations, organized in three- and four-room typologies. These units are characterized by their spatial generosity and by the incorporation of intermediate domains—terraces, patios, and double-height spaces—that mediate between the domestic interior and the urban environment. Such elements are not conceived as residual or accessory, but as central devices in the construction of inhabitable space, allowing for diverse modes of occupation and fostering environmental qualities such as natural light, cross-ventilation, and visual continuity.

At the level of collective use, the ground floor concentrates a series of shared spaces that extend the domestic sphere into a communal dimension. These include a multipurpose room with integrated kitchen, a gym, a spa with sauna, and a swimming pool connected to an outdoor terrace. Rather than functioning as isolated amenities, these spaces are conceived as part of a continuous spatial sequence that encourages interaction while allowing for different degrees of privacy and appropriation.

The project also incorporates the necessary service infrastructure—storage units, parking distributed over two underground levels, laundry facilities, and digital access and security systems—integrated in a manner that avoids their predominance over the architectural discourse. In this sense, the building seeks to articulate a contemporary mode of living in which technical systems and domestic life coexist without hierarchy, supporting a balanced relationship between comfort, spatial quality, and urban integration.
