The “Chaika” (The Seagull) residential building, with its expressive and dynamic facade, has become an architectural landmark in the new ZILART quarter. This large-scale project transforms the territory of the legendary ZIL plant into a new residential district with a unique identity.
A key design challenge was to create a striking facade that would be perceived effectively from street perspectives and emphasize the building’s corner location.
The building’s visual concept stems from the dual context of its location: a peninsula on a bend of the Moskva River and the industrial heritage of the automobile plant. The dynamic folds of the facade, with their fractured window openings, evoke the silhouette of a flying seagull. This metaphor echoes in distinct industrial icons like the emblem of the Soviet “Chaika” limousine.
Historical references reach even deeper: the faceted rustication of the Moscow Kremlin’s Faceted Palace and the famous “dovetail” crenellations of its walls served as distant but important prototypes, inspiring the complex plasticity of the volume.
The facade is made of white fiber concrete panels with a diagonal relief, the pattern of which was inspired by the structure of a bird’s feather. This relief enriches the tactile perception and also creates a complex, ever-changing play of light and shadow. Starting from the 6th floor, the texture gives way to smooth plaster, visually “lightening” the tower.
The facade is animated by the asymmetrical placement of windows, which are “recessed” within its folds on alternating floors. The combination of folding and varied illumination of the facets creates a striking, sliding perception when moving past the building. The size of the windows increases with height, enhancing the feeling of lightness. The tower’s glazed corners serve as both a powerful artistic accent and a functional element, offering panoramic views of the Moskva River.

The Russian architectural group DNK ag was founded in 2001 by Daniil Lorenz, Natalia Sidorova, and Konstantin Khodnev. It is based in Moscow.
The firm has a diverse architectural experience (urban planning projects, working with various residential and public building typologies, and redevelopment). This allows the firm to tackle large-scale, complex projects that can positively change the environment, and therefore, people’s lives.
DNK is both the name of the architectural group, derived from the first letters of the founders’ names, and a unique corporate code that underpins all our work and every project: “We create not just structures, but interesting, meaningful environments that foster diverse living scenarios.”
