ZGYO Bayraklı Mixed-Use Development is a contemporary landmark in the heart of İzmir’s rapidly transforming Bayraklı district. Conceived as a catalyst for urban revitalization, the project integrates residential, commercial, and office functions within a cohesive urban fabric, emphasizing long-term value, adaptability, and human-centered design.
Located in İzmir’s designated new city centre, the development comprises a GBA of 306,700 m², making it one of the region’s most substantial mixed-use projects. A dynamic cluster of buildings, crowned by a 40-storey tower, establishes a new vertical focal point on the skyline while maximizing land-use efficiency and supporting an integrated environment for living, working, and social life.
The design prioritizes views of the Gulf of İzmir, passive design strategies, long-term flexibility, and secure yet accessible public realms. Informed by Bayraklı’s urban morphology and topography, the scheme adopts an “urban cliff” concept, featuring a terraced podium, permeable retail frontages, landscaped courtyards, and lightweight residential and office towers articulated with transparency. The design aim was clear spatial hierarchy, adaptability to phased implementation, and a balance of iconic identity with contextual integration and operational efficiency.
At its core, the project fosters a human-scaled urban experience by softening the boundaries between public and private, indoor and outdoor, and formal and informal spaces. A network of public passages, courtyards, porous retail edges, and open circulation areas enhances walkability, social interaction, and everyday urban vitality.
The commercial base is conceived as an active, pedestrian-oriented retail spine accommodating shops, cafes, service units, and dining venues. A dry fountain plaza and a linear decorative water feature enhance spatial legibility and sensory comfort, while the prominently positioned office lobby reinforces the project’s contemporary corporate identity. Universal accessibility is embedded through barrier-free circulation, integrated ramps, tactile paving, and generous pedestrian corridors.
Complementing its public and commercial components, the project offers a comprehensive suite of residential amenities, including a private landscaped garden with playgrounds, sports courts, shaded seating, and interactive installations. Internal wellness and recreational facilities comprise a fitness centre, squash court, hammam, steam rooms, library, kids club, and lounges. A semi-private roof deck features an open-air swimming pool, sun terraces, and lounge zones, providing a resort-like experience with panoramic urban and natural views.
