Located on the shore of Lake Floreasca, One Floreasca Vista is a residential development considered urban regenerative in that it brings coherence, order and harmony to an unstructured area. The project is a 4-storey residential development with a secluded 5th floor duplex, completed in 2023, with a total built area of 13676 sqm.
One Floreasca Vista is primarily an adaptive project. The integration difficulties were multiple: they start from the existing density in the area, to which is added the complexity of joining two plots of land, the slope of the land with level differences of 4 and 5 m and in addition the building restrictions imposed by the underground metro route. The adaptive character comes from solving all these difficulties in siting the building. On the other hand, the project benefits from the opportunities found in the possible orientation towards Lake Herastrau, which is less than 100m away, and from the pedestrian link to One Herstrau Park, the neighbouring building to the west. Thus, the concept proposes a comprehensive approach and looks beyond the boundaries of the property.
The volume is made up of three determining orientations, Zăgazului street, the lake and the underground metro route. A semi-private triangular courtyard-atrium has been created, with a pedestrian route to the neighbouring building, with direct access to the main Nicolae Caramfil Street, a route created as a chain of open and closed outdoor spaces, squares that address the buildings in the immediate vicinity.
The apartments are unique, designed according to the slope of the land, resulting in duplexes opening onto their own gardens.

The synergistic diversity is constantly traced along the route between the public street space to the familiarity of the apartments, starting with the entrance lobby on two levels, the first floor interior balcony to the lobby, and continuing with the horizontal circulation energized by openings to the triangular atrium. The multitude of visual sequences, dynamic perspectives diversify the passage through the interior and especially exterior spaces and support the transition from public spaces, into semi-public spaces, into private exterior spaces (gardens and terraces of the ground floor apartments) and interior spaces.

The project adaptively reuses plots of land and aims to give new life to the neighborhood and open spaces, activating the deconstructed sites into active areas that respond to current urban life.
