PLACE
City of Brno, area of former military barracks. Today, half of the area is unused – a typical brownfield in the city.

EXISTING CONDITION
The barracks have a generous urban design, the main buildings are designed in two symmetrical wings, with a spacious inner yard – a platform. The area is surrounded by a high wall and thus forms an urban and aesthetic barrier for the surroundings.

AIM OF THE STUDY
The aim of the urban study is to evaluate the potential of the area of the former barracks and create a new urban development concept for the needs of the Police Department and the Ministry of the Interior of the Czech Republic. The construction program was demanding in terms of various operations and also quite extensive due to the size of the plot Design concept The proposed new buildings form a unified compositional unit of two buildings, the solution uses the large slopes of the terrain and opens the area to the surrounding environment. From the point of view of the urban composition, two masses of separate objects are proposed. They are simple, compact, but lightened by inserted atriums. Masses have the same structure but different volume. From an urban planning point of view, the building preserves the historic street line and, with respect to the adjacent wing of the existing historic building, it is placed in such a way that the original urban planning axis of the area is also preserved. As part of the urban design, the strengthening of green areas in the area is addressed – rows of trees instead of concrete fencing, areas with low greenery inside the area, green atriums and terraces of buildings and retention green roofs on buildings. The mutual compositional ties of the two buildings are also reinforced within their architectural design. The surfaces of the facades are materially unified – only the color difference is significant. The facades are also united by horizontality – calm window strips are creatively enlivened by the play of shadows in the openwork cladding.

RESULT
The result of the proposed urban planning solution is the elimination of the existing barrier effects of the closed area, the evaluation of the territory’s potential with new development and its accessibility to the public, and the inclusion of the revitalized territory in the structure of public spaces and in the public infrastructure and organism of the city.

ARCHTEAM
