Tashkent City Mall Mixed-Use Complex, formerly Tashkent City Lot 3, is a landmark development strategically located on one of the capital’s most prominent urban sites. Integrating retail, hospitality, residential, and office programs, the project operates as a contemporary urban condenser organized around pedestrian-oriented circulation, generous public realms, and a cohesive architectural identity. Establishing a strong physical and visual dialogue with Tashkent City Park, the complex’s park-facing facades are articulated as a grand terrace, culminating in a rooftop infinity pool that overlooks the green axis and contributes prominently to the city’s evolving skyline.

With a total gross built area of approximately 410,000 m², the development features a 31-storey hotel and an adjacent residential tower, both of which are oriented toward the office tower across the complex. Together, these components establish the mixed-use complex as Uzbekistan’s largest shopping mall and one of the most significant retail destinations in Central Asia. The mall offers nearly 100,000 m² of gross leasable area, accommodating over 300 retail units alongside a comprehensive mix of leisure, food and beverage, and entertainment functions, reinforcing its role as a regional attractor within the wider Tashkent city masterplan.

Conceived not as a singular architectural object but as an integrated urban framework, the project is designed to accommodate multiple lifestyles, temporal rhythms, and scales of occupation. Responding to Tashkent’s rapidly transforming metropolitan context, the design prioritizes adaptability, permeability, and functional integration, allowing diverse programs to coexist within a unified spatial and infrastructural system.

At the interior scale, the architectural concept seeks to extend dwell time and enrich spatial experience by embedding cultural and historical narratives within the mall environment. This is articulated through a “past–present–future” spatial sequence organized around three monumental atriums, each differentiated through material palettes, proportions, and design language. A dedicated interior gallery reinterprets traditional Uzbek patterns through contemporary fabrication techniques, reinforcing the narrative dimension of the space.

Spatial openness and access to daylight are central to the interior design. Wide circulation zones and generous atrium volumes replace conventional narrow corridors, ensuring visual connectivity, spatial clarity, and intuitive navigation.

Beyond its architectural form, Tashkent City Mall functions as an urban catalyst, supporting both intentional and spontaneous use through publicly accessible spaces and layered programming. With an estimated daily footfall of approximately 100,000 visitors, the project has emerged as a key social, commercial, and architectural anchor, contributing significantly to the repositioning of Tashkent as a globalized metropolitan hub in Central Asia.
