Commercial buildings shape how cities look and work: shopping streets, mixed-use districts, office towers and high-rise landmarks. The International Architecture & Design Awards (IADA) recognise commercial and mixed-use architecture in dedicated nominations, evaluated by an independent international jury. This page covers those nominations, how commercial buildings are judged, the IADA 2027 fees and deadlines and recent winners. Why enter the commercial and mixed-use buildings category of IADA?

Commercial projects are judged every day by tenants, investors and the public, yet their architectural quality is rarely recognised independently. An award gives a commercial or mixed-use building documented, third-party recognition that architects and developers can cite in proposals, investor presentations, leasing materials and planning applications.

Each IADA winner receives a published winner page with the project description, images, design team and credits. Certificates, winner logos and graphic materials are available in the participant account, and a physical trophy can be ordered separately; it is optional. IADA is organised by Architecture & Design Community (ADC) and has run since 2019; IADA 2027 lists 19 disciplines and 640 nominations in total.

Commercial and mixed-use nominations at IADA 2027

These nominations in the Architecture discipline cover commercial, mixed-use and high-rise buildings. Choose the nomination that matches the principal use of the building or its main architectural contribution. A mixed-use tower, for example, may fit both Mixed-Use Development Design and High Rise & Skyscraper Architecture; each additional nomination is paid separately.

Built projects and concepts

IADA accepts both completed buildings and unbuilt concepts, such as competition entries or towers in development, and the project status is shown on each winner page. Recent winners include Gabriel Faria Lima Corporate in Brazil, a completed office building, and RAMS Park House Maslak in Türkiye, a Gold winner in High Rise & Skyscraper Architecture presented as a concept. Students are judged by the same jury against the same criteria and receive a 50% discount on everything except trophies.

IADA 2027 fees and deadlines

The entry fee depends on the registration period. The fee for the first project includes one nomination; each additional nomination for the same project costs less.

How commercial buildings are judged

Each member of the jury evaluates every project in its nomination against three criteria:

  • Innovation & Originality: the strength of the architectural idea and its response to the commercial brief.
  • Design & Aesthetic Quality: massing, facade, materials and detailing.
  • Functionality & Spatial Integration: how the building works for tenants, visitors and the street, and how it fits its urban context.

The jury scores each entry against these published criteria and the scores are averaged. The highest-ranked projects receive Platinum, Gold, Silver or Bronze awards, and Honourable Mentions may also be given. Meet the jury on the IADA jury page.

Preparing a strong commercial architecture entry

Commercial buildings are often presented with marketing renderings. An award jury looks for architecture: the idea behind the form and how the building works day to day.

  • Explain the brief: the mix of uses, the client’s goals and the constraints of the site.
  • Show how the building meets the street and how people move through it, with plans and sections.
  • Explain facade, structure and environmental strategy where they are part of the design.
  • State the project status (built or concept) and credit the full design team.

How to enter IADA 2027 in four steps

  1. Create your participant account. Registration and submission are managed in your account.
  2. Register your project and pay the entry fee. Choose your commercial or mixed-use nomination and any additional nominations.
  3. Prepare your presentation. Project description, images and drawings; our guide How to enter IADA explains what to prepare.
  4. Submit before 12 April 2027. Winners are announced on 14 May 2027.

Which nomination fits a mixed-use tower?

Mixed-Use Development Design is intended for projects that combine several uses. If the height of the building is central to the design, you can add High Rise & Skyscraper Architecture as an additional nomination.

Can I enter an office building here?

Yes. Corporate & Office Building Design covers the architecture of office buildings and headquarters. Office interiors have their own nominations in the Interior discipline.

Can I enter a commercial project that is not built yet?

Yes. IADA accepts concepts as well as built projects. Select Concept as the project status when you register.

How much does it cost to enter IADA 2027?

In the current Early Bird period, until 13 November 2026, the first project costs $140 and each additional nomination $90. Fees increase with each registration period (see the fee table). Students receive a 50% discount on everything except trophies.

Who judges the entries?

An independent international jury. Each member scores projects against three published criteria, and the scores are averaged. See the IADA jury.

When are the IADA 2027 winners announced?

On 14 May 2027. The project submission deadline is 12 April 2027.
