Situated within one of the UK’s largest regeneration projects in Edinburgh’s city centre is New Eidyn, a development that is redefining residential living in the Scottish capital. The prestigious development is set apart by its prime location, exceptional amenities, meticulously crafted interiors, and private communal spaces – including the sky gardens and the residents’ Garden Room. These features combine to create an unparalleled residential experience in Edinburgh.
New Eidyn harmonises modern living with Edinburgh’s historical setting through thoughtful architecture that emphasises the views across the city from the development at each possible point.
Floor to ceiling windows in the apartments and Garden Room immediately support placemaking while also providing plenty of natural light, and careful consideration of interior walls and doors has been made to provide as many sight lines to the views as possible. In the Garden Room, details like the use of glass screens rather than opaque walls aid the flow of the space and add definition while ensuring views of Edinburgh are visible as soon as residents step off the private lift.
Drawing inspiration from Edinburgh’s natural surroundings, the interiors use materials and colours that mirror the local landscape, such as the city’s green spaces and famous hills. Local artisans including furnituremaker Namon Gaston were enlisted to create bespoke pieces for the resident’s reception lobby, garden room and show apartment, embodying the craftsmanship and connection to Edinburgh throughout New Eidyn.
Inspired by Edinburgh’s green spaces, the private landscaped sky gardens provide a one-of-a-kind outdoor experience on the fifth floor also overlooking the Scottish capital, connecting residents with nature right in their urban home. The sky gardens demonstrate carefully designed landscaping, with interconnecting walkways and varied planting creating an enchanting environment for relaxing or entertaining guests. Many of the apartments benefit from their own terraces and gardens with exceptional views that provide an exclusive sanctuary in Edinburgh’s vibrant city centre. In the centre of the gardens is a commemorative tree planted in the New Eidyn gardens by HRH Princess Anne to mark the opening of St James Quarter.

Native Land
At New Eidyn, Native Land was tasked with bringing its premium approach from some of London’s most sought-after residential developments, to Edinburgh, in what is the developer’s first-ever residential development outside of London.
Appealing to the very top end of Edinburgh’s residential market, the development needed to exude quality and craftmanship, with each step of the residents’ journey thoughtfully considered to offer a series of amenities and spaces that are truly distinctive.
Most importantly, the development needed to transfer residents from a bustling city centre and shopping destination to their peaceful and premium homes. From the calming residents reception at the ground floor, to the Garden Room and then meandering through the landscaped sky gardens before reaching a front door, Native Land wanted to transport its residents to a place that feels lifted away from busy streets yet still deeply connected to Edinburgh – redefining what it means to live in a city centre.
