The “On Dekabristov Street” quarter is a residential development in central Novosibirsk and an example of how different architectural styles can be combined to fit into the existing urban context. This project has been implemented since 2014. Five buildings are located on the same site: three blocks of varying heights and two towers of 17 and 24 stories. Each block or ensemble (block and tower) has its own architect. The different shapes and facades of the buildings help create a denser and more diverse urban fabric against the backdrop of the existing eclectic development surrounding the block. The first three buildings were developed in partnership with the Dutch firm, while the tower and block that complete the development were designed by our development company in collaboration with the German architectural firm. They were commissioned in 2024 and 2025, respectively.
The architectural firm created a closed-off block and a tower on a shared stylobate on the final site. The buildings are connected by an open green space with playgrounds and recreation areas, and by a pedestrian street with the adjacent buildings. The ensemble is based on neoclassical principles, emphasizing the simplicity of form and the laconicism of decoration. The architects employed a strict façade with a regular grid in a calm beige and gray palette. All elements are arranged symmetrically and repeating. The staggered loggias, rhythmic window openings, detailing, texture, and color create a dynamic feel. The tower is the highest point of the entire development; its predecessor is seven stories lower. The building’s crown is articulated by a colonnaded crown, housing private terraces and double-height apartments. To enhance the building’s elegance and visual harmony, the architects emphasized vertical lines on the façade with slender rows of French balconies and graphic metal railings. The ground floors of both the tower and the building are intended for retail and offices, while the upper floors are residential, with apartments ranging from small lots of 30-40 sq m to penthouses and duplexes of 200-500 sq m. Underground parking is located beneath the stylobate.
The façades of both buildings are clad in large-format architectural concrete panels. This marks the first time in Russia that such a material has been used for façade cladding. Architectural concrete is a material that allows for a new interpretation of a project’s concept and the realization of any architectural style. These façades are durable and strong, resistant to sudden temperature changes and moisture, which is particularly relevant in the harsh continental Siberian climate, with temperatures reaching +35°C in summer and -35°C in winter. The project’s architectural style continues in the interiors of the entrance halls and underground parking. Contrasts in this monospace are created by graphic details: stained-glass windows, drawers, dividers, ceiling frames.
