At the strategic intersection of Pacheco and Tte. Zotti streets, in the heart of Asunción’s vibrant Villa Morra neighborhood, Palmanova Pacheco rises as a residential project that redefines high-rise living through bold architecture, sustainability, and a deep connection to its urban and natural surroundings.
The building is composed of stacked and shifted volumes that create a unique and recognizable silhouette. This architectural arrangement is not only visually striking, but also enhances cross ventilation, natural lighting, and the creation of green terraces that promote physical and emotional well-being. The result is a dynamic structure that breathes with the city, inviting residents to live in harmony with nature and contemporary urban life.
Palmanova Pacheco promotes a healthy and community-oriented lifestyle. Amenities such as a 276 m² gym with locker rooms and sauna, a 120-meter elevated running track, coworking spaces, a kids’ room, and office lounges allow residents to enjoy a full life without leaving the building. On the rooftop, an infinity pool with a sun deck, climate-controlled barbecue areas, a fun space, a relaxation garden, and a starlight corner with a telescope transform the terrace into a social, recreational, and contemplative ecosystem.
From an environmental perspective, the project incorporates bioclimatic design principles and passive sustainability strategies. Vertical gardens integrated into the balconies at every level not only enhance the façade but also help reduce interior temperatures, improve air quality, and support urban biodiversity. In this way, the building minimizes its ecological footprint and aligns with local sustainable construction standards, reaffirming its commitment to Asunción’s urban future.
The apartments are designed to offer spaciousness, functionality, and comfort. One-, two-, and three-bedroom units include air conditioning, fully equipped kitchens, built-in wardrobes, furnished bathrooms, and balconies with barbecues and laundry areas—ensuring a complete, modern living experience. Every space was conceived with attention to detail, prioritizing quality of life.
More than a building, Palmanova Pacheco is a statement on how urban housing in Paraguay must evolve: with environmental responsibility, architectural innovation, and a human-centered approach to community living. A new residential landmark that elevates the standard of city living.
