Located in the Palermo neighborhood of Buenos Aires, in the area known as “Palermo Hollywood,” on a tree-lined street with moderate traffic, the project sits on a lot measuring 17.32 meters wide by 43 meters deep. It explores key disciplinary themes, with urban insertion as the main challenge guiding its development.
Within a particularly diverse urban context in terms of building typologies—shaped by a strong neighborhood identity—the area combines mid-scale commercial programs, bars, restaurants, art galleries, and medium- to high-density residential uses. The zone bounded by Juan B. Justo Avenue, Humboldt Street, Santa Fe Avenue, and Niceto Vega Avenue stands out as a site of urban renewal, where various projects have been developed, including towers both occupying full blocks and inserted within the existing urban fabric.
We understand the city as a field for defining urban positions regardless of project scale, as any intervention directly impacts the human and urban relationships occurring at the interface between public and private space. This perspective led us to conceive a building that recognizes and respects the existing morphology of its immediate context, acting as an articulator of diverse conditions. The project contributes to forming a compact urban block alongside existing and future constructions, while defining a high-quality urban space toward the adjacent tower.
The building engages with its surroundings through an alternation of solids and voids, placing patios and expansions in relation to neighboring structures. These strategies enhance natural light, views, and the optimal arrangement of residential uses.
Once insertion variables were established, the project explores different modes of living, rethinking housing through disciplinary concerns. A central theme is the structure as architectural expression. The structural system is made explicit through a 6.30-meter grid, consistent throughout, which subdivides depending on whether spaces are public or private. This system adapts to each end of the building, generating units with varying geometries and orientations, extending inward to express relationships between parts and whole.
Externally, three horizontal structural bands are visible. These alter the perception of scale, respond to typological logic, and define a green edge associated with bedrooms, enhancing privacy. Above this system rests a heavier volume containing bedrooms, set back from the façade to create contrast and dialogue with the lower levels, further emphasized by the voids of the upper units’ public spaces.
